Dear Sir:
This is written in response to the appeal of the F & W Cons-
truction Company to relax the density standards on property ' ,
located in a "C" residence District. The property is located
on the northwest corner of Lexington Parkway and Minnehaha
Avenue, described as Lot 29, Block 8, Gilbert's Addition except
the E. 7 ft, thereof for widening Lexington Parkway; Lot 28,
Block 8, Gilbert's Add, and the E. 2 ft. of the No. 30 ft. of
Lot 27, Block 8, Gilbert's Addition.
This matter was considered at the June 1, 1967 Boa�d of Zoning
meeting. The appellant wishes to expand a recently constructed
6 unit apartment to 7 units. The property has an area of 9,638
/� y square feet which is 862 square feet short, or 8.21% of the area `
_ requirement for a 7 unit apartment.
It was the findings of the Board that it would be unreasonable ' `
to grant the appeal since the deficiency in area is large.
Therefore, the Board of Zoning reco�ends denial of the appeal
to relax the density standards.
