This is written in response. to the Petition of the Donovan y
Construction Company to rezone from "B" Residence to Commercial � �
property on the southeast corner of Elway Street and Montreal iE
Avenue. The Legal description is attached. � �t
This matter was considered at the January 5, 1967 Board of .
Zoning meeting. This is an irregularly shaped�tract of land �
with a frontage of 250 feet along Montreal Avenue and 200 feet ;;
along Elway Street with an area of approximaterly 25,000 square ; ,
feet. The area zoning is as follows: North, across Montreal � �
Avenue, "C" Residence; to the Northeast, Heavy Industry; to
the South, and West, "B" Residence. The area �uses axe as H
follows: North, across Montreal Avenue, vacant; Idortheast,
across Interstate 35E, a gasoline tank farm; South, railroad � ;j
tracks; and West, across Elway Street, singlerfamily residences. ' ;;
Beyond the railroad tracks to the south is th� bluff and i'
Shepard Road. The Comprehensive Plan recommends Light Industry
for the property and the adjacent axeas to the north and west. �

It was the findings of the Board that it would be reasonable to
rezone the property to Commercial si.nce it would be compatible
witli most Light Industrial uses in the area aiid si.nce the , �
rezoning would be in keeping with the Compreh�ensive Plan.
Therefore, the Board recommends that the Peti�tion be granted ��
