Dear Sir: �
This is written in response to the application of Gordon R. Struck � `
to install a 35-car parking lot to be used in conjunction with a pro- '
posed apartment building on property located on the east side of Dewey
Street between St. Anthony and Feronia Avenues. Tliis property is further
described as Lots 56, 57, 58, and 59, Union Park Addition.
This matter was considered at the Board of Zoning meeting held on
November 7, 1968. The staff reported that a similar application had been
previously considered by the Board and that plans have been changed
indicati.ng a driveway off Dewey� Street with no access to the alley at
the rear of the property. It was recommended to the Board that privacy
fences be constructed at the north and south property lines.
Consequently, the Board of Zoning recommends approval of this
application subject to the staff's recommendations on inclusion of
two six-foot fenaes. Revised plans submitted by the applicant incorporate
this condition.

A. H�TORY: An appeal to relax the buffer requirements on Lots 59 part of 58 and
60 was withdrawn on 11/23/62 at applicants request. An application .for a 36
car parking lot in conjunction with two 17 unit apartments was denied by the
City Council on 2/9/65 when the applicant did not submit final plans as
requested to meet the design standards and a petition to grade and surface the .
adjacent alley. Applicant applied for a permit to install a 35 car parking
- lot for a 35 unit apartment building on June 6, 1968. The matter was heard
by the Board and a motion to deny was made and then withdr�a�m. The applicant
withdrew the application to permit him to submit neca plans. �
B. AREA ZO:iIVG: Area is zoned "C" Residence except for vicinity of Fairview and
University which is zoned Light Industry and Commercial
C. DESIGN STANDARDS: Plan meets the design standards and applicant has been informed
that privacy fencing along the north and south property lines in the area of the
open parking will be required and some dimensions supplied.
. D. FRONTAGE A�vD AREA: The site has a curviliniar frontage of approximately 202'
and an area of appro�imately 36,200 square feet.
E. TRAFFIC Ei1GINEER: Has reviewed the plan and has approved.
F. SITE CONDITIONS: Site is occupied by two deteriorating residential structures
and two vacant lots. Site is level and 2 - 3' above grade of Dewey Street.
Existing side*�alk should be replaced. �
G. AREA CO�tDITIONS: Al1ey in this block was graded and black-topped in 1967. The
area has mixed residential uses, single thru multi-family. Some of the structures
are in need of rehabilitation. '
