Section l. That the Zoning Code, Chapters 60 to 64, inclusive,
of the Saint Paul Legislative Code, pertaining to Use Districts,
Height Districts and Rezoning of certain properties in the City of
Saint Paul, as amended, be and the same is hereby further amended
so as to rezone the following described property from "C" Residence
District to �ommercial District, to—wit:

' situate on property located on the southwest corner of. Como and
Raymond Avenues in the City of Saint Paul.
Section 2. This ordinance shall take effect and be in force

A. HISTORY: On May 27, 1940 the City Council granted permission to StanHard Oil to -
build a filling station. On August 10, 1954 tl�e City Council granted Standard Oil
permission �to replace 6 gas tanks with 2 new ones.
B. ADJACENT ZONING: The surrounding property to the south and west of the lot in question
is zoned "C" Residence, while the property to the north is "B" Residence and the
property to the east is Commercial.
C. DESIGN STANDARDS: Qn plans shown,all design standards are met provided that the new
driveway is a mininum of 26 feet wide and that the lot is graded to permit proper
drainage to the str�et. It has been suggzsted to the-applicant to _widen existing
driveways.
D. FRONTAGE AvD AREA: The lot has a frontage on Como of about 73 feet. The irregular
shaped lot has an area of about 22,000 square feet.
E. THE TRAFFIC ENGINEER'S REPORT recommends that the northern driveway on Raymond Avenue
be eliminate . �

parking areas. It is relatively level and one to three feet above adjoining streets.

This is caritten in response to Standard, Oil Company's petition to
rezone from "C" R'esidence to Commercial and an application for a permit
to reconstruct an� existing filling station on property located on the
southwest corner of Como and Raymond Avenues: This property is further
described as Lots 6, 7, � 8, Block 35, Saint Anthony Park North.
;
This matter,�was considered by the Board of Zoning at a public
heaxing held on October 3, 1968. The staff reported that the site has
been used as a filling station since 1922 and has since existed as a
legal non-conforming use. The propert�.across Como Avenue is zoned
� Commercial, the'site is at the intersection of two major streets and the
Comprehensive Plan recommends commercial land use at this location.
Commercial land use at this site also agrees with recommendations of the
Saint Anthony Park Association and has this organization's approval with
additional landscaping now shown. on the final plans. The proposed
filling station layout has the approval of the Traffic Engineer and the
Department of Public Safety, Traffic and Accident Division with certain
changes agreed�to by the applicant and shown on the final plans.
Consequently, the Board of Zoning recommends approval of both the
petition to rezone from "C" Residence to Commercial and the application
for a permit for a filling station on the site.
