Marshall City Clerk ' Room 386 City Hall Dear Sir: This is in regards to the appeal of Arlington Hi11s �Lutheran Church to ` waive the 8 foot buffer requirement between a parking lot and a residentially used property to allow a parLcing lot addition on property located on the southeast corner of Geranium and Greenbrier Streets. The property ir� question is Lot 8, Block 21, Oakville Park Addition. This matter was considered by the Board of Zoning at a public heaxing held on September 5, 1968. The staff reported that the appellant wishes to en].arge an existing parking lot to a total of 27 cars. The Zoning Code requires an 8 foot buffer` with screen planting adjacent to a residential zone or residentially-used property. The appellant wishes to reduce the required 8 feet to two feet. Existing zoning in that area is "B" Residence. The area is presently developed with single-family homes and duplexes. The Zoning Board is in receipt of a letter signed by the owners of Lot 7 which is immediately to the east of the lot in question. In this letter the owner agrees to the waiver of the 8 foot buffer provided that a 42" high chain link fence and hedge screening is installed to the satisfaction of the owners of Lot 7, that the east exit will_be built according to the plan submitted to the Zoning Board, that a garden light and alley light will be installed, and that two shade trees will be planted on the Geranium Street boulevard. .
