This is written in response to the appeal of Tjernlund Manufacturing
Company to relax the 8 foot buffer requi.rement for parking lots to 2 1/2
feet. The property is located on the south�ast corner of Kasota and
Everett Court and is described as Lot l, Block 33, Saint Anthony Park
Addition:
This matter was considered by the Board of Zoning at a public hearing
held on August 15, 1968. The staff reported that the appellant, whose
manufacturing company is east across an alley, wishes to construct a
parking lot on the property. Since the property is only 50 feet wide, the
8 foot buffer must be relaxed so that the two rows of parking may be
constructed.
It was the findings of the Board that it would be reasonable to
grant the relaxation since maximum utilization of the property can be
obtained by redueing, the huffer. Moreoater, there, is a need for parking
in the area and the Comprehensive Plan proposes industrial zoning for
the property. Therefore, the Board of Zoni�ng recommends that the buffer
be relaxed to 2 1/2 feet.

requirement would permit but one row of automobiles thus
reducing the capacity of the parking lot by nearly one-half.

attached to this appeal two copies of the site plan with the relevant
information described thereon.
The proposed parking lot is located immediately adjacent to
appr�l.ant's manufacturing plant which is located at 2140 Kasota Avenue
in Saint Paul. Appetiant recently expanded its plant facility and in so
doing used a substantial portion of what had previously been its parking
lot, It is, therefore, necessary for appellant to improve Lot 1, Block
33 into a parking lot as shown by the attached drawings. As previously
indicated it is imperative that appellant be permitted to use a 2 foot 6
inch setback since without such a variance the 8 foot requirement would

permit but one row of automobile parking on the lot. This would -
