This is in regards to the appeal of Irvin E. Dwire to establish a new
setback li.ne on property located on the south side of Granite Street
between Jackson and Agate Streets. This property is further described as
the east 1/2 of Lot 4, Block 4, Edmund Rice's Secand Addition. The
appellant proposes to construct a new porch on an existing single family
residence. This new porch will encroach on the required building setback
line.
This matter was considered by the Board of Zoning at a public hearing
held on.August l, 1968. The staff seported that tlie established building
line is thirteen feet. The existing porch is non-conforming ia that it is
ni.ne feet from the building line. The proposed setback will be six feet.
The staff reported that the buildings in the area are generally pre-War II
and older and that setback of other structures on the south side of
Granite vaxies from one foot to fifteen feet.
It was the findings of the Board. that a reduction of three feet in the
' setback would not have a detrimental effect on adjoining properties and
that the new� porch would upgrade the neighborhood. Therefore, the Board
of Zoning recommends approval of the reduction of the setback line to six
feet.
