Dear Sir:
This is in regards to the appeal of Ronald J. � Patricia �'. Sheetz to
relax the Zoning Code density requirements on property located on the south
side of Crand Avenue between Saratoga Street and Snelling Avenue. This
property is further described as Lot 4, Block 3, Summit View Addition.
The appellant� proposes to develop the property with a four-plex.
�
This matter was considered by the Board of Zoning at a public hearing
held on Julyj2, 1968. The staff reported that a four-plex in a Commercial
zoning district requires a minimum lot area of 7,800 square feet. The lot
in question Yias an area of 7,500 square feet which is 300 square feet
(3.85%) short of the requirement. Existing zoning in the area consists of
Commercial on the Grand Avenue frontage and "A" Residence on either side of
the Grand Avenue frontage. Existing development consists of mixed residential
uses and commercial uses along Grand Avenue and primarily single family
homes south of the Grand Avenue frontage.

It was the findings of the Board that adjacent buildings, which were
bui.lt before the 1960 density requirements, were a higher density than that
proposed. Therefore, the Board of Zoning recommends approval of the 3.850
relaxation of the density requirements.
