This is in regards to the application of Mr. Rhiney Knhler for permit
to operate a trailer rental facility at the southwest corner of Geranium
Street1and Prosperity Avenue. This property is further described as Lots
4 through 9, Block 3, Kieffer Park Addition.
THis matter was considered by_the Board of Zoning at a public hearing
held on July 2, 1968. The staff reported that the site in question is
presently occupied by a service station and that there would be no change
in thelphysical lay-out of the site. The proposal is to provide twelve
trailer parking areas at the southwest corner of the site. The Traffic
Engineer has reviewed the plan and recommends approval and the plan meets
minim i design standaxds.
Therefore, the Board of Zoning. recommends approval of the application
for permit to operate a trailer rental facility. However, the Board
suggested that the alley on the south edge of the site should be vacated �
in_ the future as it does not serve a public function.

23, 196'3. �
B. AREA ZONING: The surrounding area is zoned Hsavy Industry; to the east is a larga
Commercial district, The Comprehensive Plan recommends R-7 classification
(44 D.U. 's per acre) for the area.
C. DESIGN STANDARDS: No changes in the existing filling station. Twelvs trailer
parking� areas, 8' x 15' , are to be located at the southwest corner of the site
on the asphaltic concrete surface.
D. FRONTAGE � AREA: 146.72' along Prosperity Avenue with an area of approximately
24,709 squars feet.
E. TRAFFIC ENGINEER: Has reviecaed ths plan and recommends approval
F. SITE CONDITION: Most of the site is developed with a filling station with
bumper height fence at west and south and part of north edge of the asphaltic
concrete surfacing: _
G. AREA CONDITIONS: The developm�nt in the Industrial zoned prop�rties is
scatt�red. The Commercial area east of Prosperity Avenue is more fully developed.
The area adjacsnt to the railroad is slightly wooded and in high grasses. Streets
� and alleys are not graded. .
