Dear Mr. Marshall:
This is in regard to 1) an appeal to relax density standards and 2) an
application for a 214 car'parking facility for Mr. Robert W. Johnson for
property located on the south side of Randolph Avenue between Warwic�
and Albert Streets (see the attached legal description.) The applicant
proposes to develop the site with two buildings for a total development
of 136 units.
These matters were considered by the Board of Zoning at a public hearing
held on May 2, 1968 as directed by the City Council on April 19, 1968.
Previous to consideration of these matters, and at the same meeting,
the proposed rezoning of a portion of this property was considered.
In regard to the appeal to relax the Zoning Code`s density requirements,
136 apartment units require a land area of 136,000 square feet. The
site in question is 222 square feet, or 0:16% short of this requirement.
Two parking lots will face Randolph Avenue with a row of garages in the
center of the site in a line perpendicular to Randolph Avenue. Sixty-
four parking spaces will be under the buildings. The Traffic Engineer
has approved the plans and the plans meet minimum design standards.
Motions for denial of the appeal to relax the density standards, and the
application for the parking lot permit ended in tie vo�es - therefore, , �
the Board of Zoning makes no recommendation regarding the matters.

We would like to request a change in the original proposal of our parkii�g
plan which was originally submitted with our application and which is scheduled.
for �the Zoning Board Meeting of May 2, 1968 and the City Council Meeting of
rlay 7, 1968. �
The layout of the apartment buildings remains identical and the street access
for driveways from Randolph remains the same. Our original plan shows 79
cars for,,s each building (158 cars for two buildings) and our original applicatioa
stated these figures.
We are now proposing to install garage spaces underneath the apartment buildings
in addition to the outaide parking spaces and outside garages. Our new plan
calls for 64 cars under the buildings and 150 cars surface parking or a total of
214 cars offstreet parking. This is an increase of 56 cars and we are including
herewith our check in the amount of $28.00.
