This °is in regards to. the agpeal of Mr. Carl William Brauninger to relax . the building density. requirements of�the Zoning Code to al-low the conversion of an existing three-plex to a five-plex on proper.ty located on the west side of Capitol Boulevard between Winter Street and Como Avenue. This property is described as Lot 8, Block 14, Brewster's 9ddition. This, matter was eonsidered at the March 7, 1968 Board of Zoni.ng meeting. The staff reported that the property i.n question was zoned "C" Residence. ��� • Howener, a five-urrit dwelling would require a lot area of 8,700 square feet. The site is 1,200 square feet or 13.8� short of the required lot area. The site in question is presently developed with a large frame residential structure which was originally a duplex and moved to the site and is presently used as a three-plex. Existing area development is primarily single and two- . .tamilq sesidences,with a.�few�.seattered multiple dwellings. The Comprehensine . � ' Plan recommends medium `density denelopment'for the area. If the requested appeal were granted the owner would be required to develop a five car parking lot at the rear of the property. This parking lot would reduce most of the open space on the property and create an undesirable crowded lot condition. It was the findings. of the Board that- the requirements are reasonable ' and that there is no. valid,hardship exis��:ng. It�has been, _the experience of the Board that conversions of�the type proposed often create later de�rimental . effects on the neighborhood. Theref.ore, the Board of Zoning recommends denial of the appeal to relax the density standards. ,' .
