Marshall City Clerk Courthouse Dear Sir: This is in reference to the application of Miller Hospital for permit to construct a 683-car parking lot on the south side of Iglehart Street between Ninth Street and Interstate Freeway 94 as is further described on the attached description. This matter was considered at the January 18, 1968 Board of Zoning meeting. The staff reported that the proposed parking ramp would be located between the existing Miller Hospital and John Ireland Boulevard. It would have inJress and egress from Summit Avenue and in¢ress from Ninth Street. The plan meets the desiQn standards for this type of facility. The Traffic �n¢ineers office recommends approval as to traffic but points out that various new street alignments in this �eneral area are presently . being considered. Thpre is a possibility that Ninth Street, between Summit Avenue and John Ireland Boul�vard will be vacated in the future. The State Highway Department advises that it has no objections to the parking ramp provid�d that the structure's grownd line elevations be compatible with the existing highway �rades of the surrounding thorough- fares. The appZicants state that this provision will be ccmplied with. It should also be noted that tne Planning Board in December of 1965 recommended a 45' setback line from John Ireland Boulevard. It also recomm�nded that a parking ramp structure be given an exterior facade having appropriate and attractive architectural treatment. Therefore, the Board of Zonin� recommends approval of the 683-car parking lot provided that 1) acquisition of all city property which is included in the proposed site be completed, including the vacation and acquisition o� Iglehart Avenue, 2) there be no structure above ground within 132' of the center line of John Ireland Boulevard and 3) that the exterior facade of the structure have an appropriate and attractive treatment.
