RESOLVED, Upon the pertinent appeal, under the Zoning
Code, by Aladdin Improvement Co. , Inc. , owner of the subject
premises, zoned in Gommercial District, under said Zoning Code,
described as the West 44 feet of Lot l, Block 19, Frankson' s
Como Park Addition, according to the plat thereof on file
and of record in the office of the Register of Deeds in and
for Ramsey County, Minnesota, that the provisions of said
Zoning Code, in respect to density requirements, hereby are
determined and varied, in their application. to said real estate,
as and to the exten.t necessary therefor, and that a permit
hereby is granted unto said appellant, and its successors in
interest, in respect of said real estate, so as to utilize the
existing structure, which was formerly used commercially, for
two dwelling units, all in accordance with plans therefor dated
ReQeived January 4, 1968; and that otherwise, said appellant—
permittee, and its successors in interest, shall make due
compliance with all applicable ordinances, state statutes and
rules and regulations of publie authorities having cognizance.

Dear Sir:
This is in reference to the appeal of Aladdin Improvement Company
Incorporated to relax the Zoning Code density standards on property located at the
Southeast corner of Frankson and Pascal Streets. This property is lPgally
described as the West 44' of Lot 1, Block 19, Frankson's Como Park Addition.
The applicant proposes to utilize an existing structure, wnich was formerly used
commercially, for two dwelling units.
This matter was considered by the Board of Zoning on January 18, 1968.
The staff reported that the property has insufficient area for two dwelling
units. The property has an area of 4,950 square feet or 1,050 square feet short
of the reauired area. This represents a shortage of 17.5%. Existing zoning
consists of Commercial for the small block, of which the property in question
is a part, Comm�rcial for the half of block to the south of the property in
question, and "A" Residence for the remaining surrounding area. Existing
development includes a church and school to ths south, single-family residences
to the north, west, and east, and a vacant lot and small beauty shop immediately
to the east. The Comprehensive Plan recomm�nds low density development for this
area.
The Board of Zoning could develop no concensus of opinion on this appeal.
Therefore, it is returning the appeal to the Council with no recommendation.
