Marshall City Clerk Courthouse Dear Sir: This is in reference to the application of Richard Hil�er for permit to construct a 47-unit trailer rental lot on the North side of University Avenue between Milton and Victoria Streets. This praPerty is further described as Lots 5, 6, 7, Block 4, VanDoren's Addition. This matter was considered by the Board of Zoning on January 4, 1968. The staff reported that the Traffic Engineer had reviewed the plan and recommended that the driveway to the parking area located on University Avenue should be increased to 22' . The staff also recommended that the fence along the northerly property line be made 100% opaque in order to provide a buffer screen for the properties to the north. Mr. Hilger agreed to these changes. Therefore, the Board of Zoning recommends approval of the permit to construct a 47-unit trailer rental lot provided that 1) the driveway to the parking area, which is located on University Avenue, be made 22 feet wide, 2) the fence alon� the northerly property line be made opaque, and 3) new plans, incorporating these changes be filed with the Board of Zoning office. DESTGIJ STEIIQDARDS: There are no established standards for this type operation. The lot is to have a bituminous surface. Surface drainage to the public alley as the combination sewer on the north side of University in this area is only 9" in diameter and cannot accept a large amount of surface drainage at any one point. The property will be enclosed with a chain link fence along University Avenue and the. alley adjacent to the north. The fence along the alley will be opaque. 1S' ' entrance to the site from University Avenue with a 11' curb cut. Access from the alley with a 15' gate in the fence. D. FRONTAGE AND AREA: 123' along University with a depth of 122 resulting in an area of 15,006 sq. feet. E. TRAFFIC ENGINEER: Has reviewed the plan and recommends approval, however, they recommend that the southerly driveway to the parking area should be 22' wicle. F. AREA CO3IDITIONS: The area north and south of the University Avenue frontage is - developed predominantly one and two family residences. Along University Avenue the development is mixed commercial and light industrial uses. Some residential uses are to be found fronting on University Avenue. � ' 9.
