Lots 21, thru 29, Bl.ock 16�; Merril,l's Addition (Including 1/2 of the vacated
alleys located on �he nor�h and west sides of the property.) The app]�icant
proposes to develop this site with two 26-unit apartment buil,dings.
This ma�ter was considered by the Baard of Zoning at it's January 4�
1968 meeting. 'The staff reported that the property under considera�Cion has
an area of 50*320 square feet. This includes 1i260 square feet of the alley
to the west which is pro�osed to be vacated. The property is 3.23� short of
i �he required 52�,000 square feet for 52 uni�s. If the area of �he alley whi�h
is proposed to be vacated is not considered, the property is aporoximately
7� of the required area. The staff reported that the existing area zoning
consists of commercial to the north, east„ and west and "C'� Residence arrd
"A" Residence to the sou�Ch. Present�y the area to the north is vacant�
the area to the east is being develooed wi�Ch a new apar�Cment stiructurey
'� south is scattered singl.e-fami].y residences� and west is a landscape
company� and�equipment storage. The Parks Department propo�es an ath�.etic
field for the area immediately to the north. The Commissioner of Parks
has informed us that the property in ques�Cion is not naeded for park
purposes. The Comprehensiv� P].an recammends R-6 (medium density residential.)
for the site. The parking p].an meets the design standar.rds for this typ� of
facility and th� Traffic Engineer recammends approval. as to traffic.
Therefore, the Board of Zoning recommends approval of both the appeal
to relax density standards to a1.Zow a total of 52 units and �he parking
permit for a 70-car parking lot.
