The property is 3.23� short of i �he required 52�,000 square feet for 52 uni�s. If the area of �he alley whi�h is proposed to be vacated is not considered, the property is aporoximately 7� of the required area. The staff reported that the existing area zoning consists of commercial to the north, east„ and west and "C'� Residence arrd "A" Residence to the sou�Ch.
