This property is further described as Lots 10, 11, 12 Block 8, Edwin Ric�'s 4th Addition. Th� applicant proposes to construct an 11-unit apartment building. This matter was considered at the December 21, 1967 Board of Zoning meeting. The staff reported that the Zoning Code requires 14,100 square teet for an 11-unit apartment building. The site in question nas an area of 13,508 squarA feet (591 square feet or 4.190 snort). Area zoning consists of light industry to the west and south and '"B" Residence to the north and east. The predominant development in the area is older one and two-family homes. r� seven-unit apartrnent building is directly to the west. The Comprehensive Plan recommends R-7 (high density residential) for this site. East of the site is an undeveloped alley wnich could be eliminated. This platted alley represents an adc3itional area of open space adjacent to the site in question. If it were vacated, approximately 1,100 square feet could be added to the site. Therefore, the Board of Zonin� recommends approval of tne appeal to relax the Zoning Gode's density standards to allow an ll-unit apart�nent buildin�. The need is as follow�, there are 13, 50$.7 feet on these 3 lots plus a 20 foot undeveloped alley on the ��rest side of property and a 20 foot undeveloped alley on the Last side of this property, there is su�pose to need 14,100 feet for a 11 unit building, or we are at this time 591.3 feet short of ineeting these requrements . We are appealing under this section of ordinance; Legislative Code, chapter 64.03, paragraph i. Due to fact this building site has more than needed offstreet parking and sufficent lawn area to rear and front of building and also being that the undeveloped alley's will stay as such, that they probaly will be used as additional green stripes, the building will stay the same size for a 1 unit less appartment and that same unit will be used for a recreation room if this appeal is denied.
