Harry Marshall City Clerk 386 Courthouse Dear Sir: This is in reference to the appeal of Graham F. ;3oyd to r�lax the zoning code's density standards on property located on the south side o� Maryland Avenue befiween Clarance Street and the Northern Pacific Railroad Tracks. This site is further described as Lots 3, 4, 5, 6, Block #1 Kietfer Park. The applicant proposes to construct a 17 unit apartment building on this site. A 17 unit apartment buildinff requires a lot with at least 19,560 squar� f�et of area. The site in question is 60 square f�et short of tne required area or 0.310 short. This matter was considered by the Board of ZoninU on December 31, 1967. The staff reported that the existing zoning consists of light industry along th� Maryland Av�nue tronta�e, heavy industry to the south, commercial to the east, and "G" residence to tne north. Existing development in the ar�a includes mixed types of residential structures to the west, an apartment development to the north, and commercial developments generally to the east, and new commercial developm�nt ta the south. The city's Compreh�nsive Plan recommends this area for the R-7 (high density residential) classification. It was th� findings of the board that the relaxation would be a minimal one and that this area in the future might allow ev�n highpr densities.
