Dear Sir:
Th is is in reference to the application of A-1 Auto Parts for
permit to expand its automobile dismantling yard. The expansion would
include a single lot on the East side of Arundel Street just south of
the Great Northern R. R. tracks. This 1ot is described as Lot 17,
Block 3, Neurer's Addition.
This matter was considered at the December 7, 1967 Board of
Zoning meeting. The staff reported that the site was presently occupied
by an o1d, sma11 single-family home. The site is surrounded by the
existing auto dismantling yard. A few residential dwellings exist in
the general area of the dismantling yard. Railroad trackage and Como
Avenue exist to the north, a vacant commercial building to the east, a
concrete block manufacturing storage yard to the south, and heavy in-
dustrial uses to the west. Previous permits were granted with the
provision that a tight fence, seven feet in height should surround the
property. The applicant has complied to the most extent to this stip-
ulation. The existing house, lying in the midst of a surrounding
dismantling yard, has a very poor physical environment. The addition
to the dismantling yard would remove this house. However, the fence
along Arundel Street should be repaired.
Therefore, the Boa,rd of Zoning recommends approval of the
addition to the automobile dismantling yard provided that the addition
be properly fenced with a seven foot high tight fence and provided that
the fence along Arundel Street be repaired.

B. A.REA ZONING: The west side of Western Avenue is zoned Light Industry from Como Blvd.
to Minnehaha Ave. The north side .of Minnehaha Ave. is zoned .Light -Industry
the rest of the area to the north and uest is zoned heavy industry.
C. FRONTAGE AND AREA: The one lot covered by this application is �+0' X 120' with an area
of �+,800 sq. ft. Except for the Western Avenue frontage, most of the area
between Englewood St. and the railroad tracks and East of Arundel St. is
developed with automobile dismantling and used parts sales.
D. SITF CONDITIONS: The site is presently occupied by an old small single-P�mily home.
The site is approxi�ately at grade of Arundel St. and approximately 6' higher
at east edge than at west edge. Site is surrounded by auto dismantling yard.
The dismantling yard is presently fenced approximately 60� by opaque chain
link, 30% by tight board fence and 10� by see-�hru chain link. Approximately
1/2 of the board fencing along Arundel Street is in dilapidated condition.
E. AREA CONDITIONS: A few residential dwellings still exist in the area of the dismantl-
ing yard. Railroad trackage and Como Avenue exist to the north, a vacant com-
mercial building to the east, a concrete block mfg. storage yard to the south
and heavy industrial uses to the west.
