Stirzl for appeal to relax the Zoning Code building density standards on property located at the northeast corner of Juno Avenue and Osceola Street and further described as Lots 13 and 14, B1ock 1, Beck and Breckenridge Addition. The applicant proposes to divide her existing property and construct a single-family residence on the vacant portion of the site. A three-plex presently exists on the northerly portion of the property. However, this action would reduce th e existing land area of the existing three-plex below the required 1ot area minimums. A three-plex requires 6,900 sq. feet of land area. Resulting area after the new structure was built would be 5,953 sq. feet or 10.37% short of the re- quirements. This matter was considered at the November 16, 1967 Board of Zoning meeting. The staff reported that the existing zon- ing for the property in question and the area to the east and south is zoned Light Industry. 'I'he area to the north and west is zoned commercial. Existing development in the area includes mixed commercial and residentia.l uses. The Mi1- waukee Road tracks are east and south of the property. The Comprehensive P1an recommends future development to include commercial use for the subject property and the area. to the r�orth and industria.l use for the area to the east and south. It was the findings of the Board that the relaxation to the proposed density would not be excessive and would have no detrimenta.l effect on the neighborhood. Therefore, the Board of Zoning reco�nends approval of the appeal to relax density standards to a.11ow a three-plex on the subject property. This property is located on the northeast corner of Osceola and Juno, and its boundaries are 120 x 81 feet. There is presently existing a three-plex facing Osceola, and Mrs. Stirzl, a widow, desires to build a small home on the vacant portion of the lots on the northeast corner, We desire to appeal under Chapter 64, �ection 03, Paragraph i. The purpose of the appeal is to rela� the density standards, since the family home which she will build will require 4, 000 square feet. This will be built on the area of 49. 5 feet facing Osceola and 81 feet along Juno. This will meet the reguirement of the code of 4, 000 square feet, but the remaining three-plex will be situated on only 5, 953. 5 square feet and, therefore, will be 946. 5 square feet short.
