PAUL 1010 COMMERCE BUILDING • ST. PAUL,MINNESOTA 55101 • PHONE: 223-4151 January 2, 1968 Mr. Harry E. Marshall City Clerk City Hall & Court House Dear Sir: This is in reference to the appeal of Carl J. Conney and Joseph P. LaNasa to extend the use allowed in a commercially zoned district to a whole platted lot. The property in question is located on the west side of Snelling Avenue between James and Randolph Avenues and is described as Lot 4, Block 8, Elmwood Addition.. The applicant proposes to use the entire lot for parking in conjunction with a bar and restaurant to the east and across Snelling Avenue. However, approximately 8 feet of the northerly portion of the lot is zoned "B" residence which does not allow parking lots of this nature. This matter was considered by the Board of Zoning at its December 7, 1967 meeting. The staff reported that adjacent existing development includes conanercial uses to the east and south, and single-family residences to the west and north. The Comprehensive Plan recommends commercial use for the site. It was the findings of the Board that extension of commercial use to the entire site conforms to the recommendations of the Comprehensive Plan and that it would be reasonable to extend the commercial use to the entire platted lot. Therefore, the Board of Zoning recommends approval of the appeal to extend the conmiercial use to the entire lot. Very truly yours, > r L , . `,\f C'•-°.;E'.c:.._. N, R.
