3 WHEREAS, the St. Paul Port AuthoriTy, Zoning File # 03-396-285, has submitted for City Council approval the
4 attached preliminary and final plat for subdivision of property at 0 Shepard Road, in the area bounded by new Shepard
5 Road, vacated Western and old Shepazd Road, to create two industrial parcels; and

WHEREAS, the appropriate City departments have reviewed the plat and found, subject to the recommended
conditions, that it meets the requirements of Chapter 69 of the Zoning Code; and
WTIEREAS, notice of a public hearing before the City Council was duly published in the official newspaper of the
City and notices were mailed to each owner of affected property including all property situated within 350 feet of the
subject property; and
WHEREAS, the City Council held a public hearing on the proposed plat on December 22, 2004, where all interested
parties were given the opportuniry to be heard and the Council considered all the facts and recommendations
concerning the plat;
NOW, THEKEFORE, BE 1T RESOLVED, that the City Council accepts and approves the attached preliminary and
final plat for River Bend Business Park, at 0 Shepard Road, subject to the condition that the applicant shall
file a copy of the Council Resolution approving the plat with the Ramsey County Recorder's Office.
