Dear Mr. Marshall:
This is written in response to the application of Independent School
District ��625 for a permit to install a 250-car parking lot on property
located on the north side of vacated Rose Street between North Grotto Street
and Como Boulevard. This property is further described as:
Southerly 82 feet of Lots 5-10, Block l, Como Addition,
Lots 1-6, Block 5, Como Addition, Southerly 82 feet of
vacated Avon Street northerly of northerly line of vacated
Rose Street, Lots 21-22 southerly of Lot 20, southerly
82 feet of Lots 23-26, Lots 1-2 and southerly 20 feet of
Lot 3 a11 in Block 4, Como Park Third Addition.
This matter was considered at the September 18, 1969, Board of Zoning
meeting. The staff reported that revised plans have been reviewed by the
Traffic Engineer and would meet required design standards with the addition
of wheelstops.
Several neighbors appeared and expressed concern over drainage and
access provisions. No representative of the applicant, however, was present.
Subsequently, the Board of Zoning voted 4-0 to recommend approval of
this application, subject to plan changes recommended by the staff. This
change is now incorporated on the revised plan.

A. HISTORY: None.
B. ARFA 7,ONING: The land surrounding the subject property is all zoned "A"
Residence, except for the land to the southeast which is zoned "B" Residence.
C. DESIGN STANDARDS: Revised plans meet all design standards.

D. FRONTAGE AND AREA: The site has a frontage of 82 feet on the vacated Grotto
Street and a frontage of 847 feet on the vacated Rose Avenue, resulting in
an area of approximately 69,452 square feet.
E. TRAFFIC ENGINEER: The Traffic Engineer recommends approval of plans as
submitted.
F. SITE CONDITIONS: The site is presently a flat, decomposing asphalt surface
which is being used, in part, as a parking lot. The site is at street grade
and has about a 1% slope, draining to the west. North of the site, the land
drops sharply about 25 feet into the backyards of the houses on Maryland.
G. AREA CONDITIONS: The land to the north and west is developed with single-
family residences, while the land to the east and south is school property.
