A permanent easement for street and utility purposes over
the following described real property:
The West 30 feet of the North 1/2 of the Northwest
Quarter of the SE 1 /4 of the NE 1/4 of Section 11,
Township 28 North of Range 22 West, and that part
of the West 30 feet of NE 1/4 of NE 1/4 of Section 11,
Township 28 North, Range 22, lying 5outherly of Afton
Road (now known as Londin Lane), Ramsey County, Minn.

Party of the First Part, and THE CITY OF SAINT PAUL, Party of {:he
Second Part:
FIRST PARTY HEREBY GRANTS TO SECOND PARTY AS FOLLOW5:
A permanent easement for construction and maintenance of
underground sanitary and storm sewer across the following
described property in Ramsey County, Minnesota:
The South 30 feet of the North Half of the Northeast Quarter
of the Southwest Quarter of the Northeast Quarter of Section
11, Township 28 North of Range 22 West, Except the East 30
feet thereof.
IT IS AL50 UNDER5TOOD and a condition of the granting of said
easement that Second Party will restore said lands to as good or better
condition as it was prior to time of excavation for said sewer, and that
Second Party will restore any fencing, sod, sidewalks, parking lots, drive-
ways or other improvements that are removed or become damaged during
the process of excavation or subsequent repair of said sewer.
IT IS AGREED th'at First Party shall retain the right to use and occupy
said property for all purposes including, but not limited to parking lots, roads,
recreational areas, and any other use accessory to housing development
(including multiple housing) so long as tl�ey do not construct any permanent
buildings over said easement which will interfere with access to said sewer
for repairs and maintenance.
UFon a.bandonment by Second Party of use for the purposes set forl:h
herein, the easement herein granted, together with all rights and privileges,
shall terminate.
