Dear Sir:
This is written in response to the application of the Toni
Company for an application to install a 44-car employee parking
lot on property located on the north side of East Fifth Street
between Broadway and Pine Streets. This property is further
described as:
Lots 7 and 8, Block 44,
Kittson's Addition.
This matter was considered by the Board of Zoning on
October 15, 1970, at which time the staff reported that revised
plans had been received which meet design standards and which
have been approved by the Traffic Engineer.
It was moved and seconded to recommend approval of the
permit. The motion carried unanimously.

A. IiISTORY: None for this property. A 30-car parking lot on ad�joining property for
the Toni Company was approved on 9/28/63.
B. AREA ZONING: The entire area ia zoned industrial.
C. DESIGN STANDARDS: The plan meets basic design standards for parking facilities.
A temporary dust-proof surface will be installed until compaction and finished
grades are established. At such time, a 2" asphalt mat wi11 be installed.
D. FRONTAGE AND AREA: The property has a frontage of 100 feet along East Sth Street
with an area of 10,000 square feet.
E. TRAFFIC ENGINEER: The Traffic Engineer reviewed the plan and application, and
recommends elimination of two parking spaces.
F. SITE CONDITTONS: The site is occupied with a building in the process of being
eliminated.
G. AREA CONDITIONS: Acrosa Pine Street and on the adjacent property to the north are
two meat products businesses. The rest of the area is developed with this
company's manufacturing and warehousing fecilities. The streets and existing
sidewalks are in poor condition.
