Dear Sir:
This is written in response to the application of
M. S. Grodnick for a permit to install and operate a 56-car
parking 1ot on property located on the southwesterly corner
of Main and West Ninth Streets. This property is further
described as:
Northerly 91 feet of Lots 1 and 2, and
all of Lot 3, subject to highway in
Block 56, Irvine's Enlargement of Rice
and Irvine's Addition.
This matter was considered at the July 16, 1970, Board
of Zoning meeting. The staff reported that plans meet
required design standards and have been reviewed by the
Traffic Engineer. The site is within the Seven Corners
Neighborhood Development Program area.
Consequently, the Board of Zoning recommends approval
of this application by a 4-0 vote.

A. HISTORY: None.
B. AREA ZONING: The entire area is zoned Commercial.
C. DESIGN STANDARDS: This facility is to be used for contract parking. The lot
is to be enclosed by a bumper height fence and have a bituminous surface.
The plan meets all other design standards .
D. FRONTAGE AND AREA: The site has a frontage of 91 feet along Main Street and
120 feet along West Ninth Street. The site has an irregular shape with an
area of 19,020 square feet.
E. TRAFFIC ENGINEER: The Traffic Engineer has reviewed the plan and recommends
. approval.
F. SITE CONDITIONS: The site has been cleared of buildings, is graded, and gravel
for the bituminous base is on the site.
G. AREA CONDITIONS: The area to the north and west has been cleared for highwa_y
construction. St. Joseph's Hospital is to the northeast with Commercial
structures in the rest of the area.

Mr. Sorenson noted thst the stalls are 9 feet wide, and the plan meets design
staac�ards and has been approved by the Traffic Engineer. He said that Che

Mr. Gadler moved for approval of the application, which was seconded by
Mr. Maietta, and carried unanimoe�sly.
Followiag the regular meeting, rir. Maietta moved €or approval of the minutea
from the Jaly 2, 1970, Bosrd of Zoning me�ting. The motion was seconded by
Mr, Rutzick, and carried with P�ir. Gadler voting sgainst the motion, since he
was not present s�. that meeting.
