This matter was heard at the September 2, 1971 Board of Zoning public hearing at which time the staff reported that revised plans have been submitted which meet design standards and has the approval of the Traffic Engineer. A motion was made and seconded to recommend approval. It passed by a �te of 5-0. History: There is no zoning history for this site. The applicant recentl�� had Galtier Street vacated at thia point. Fi. Area Zonin�: The area east of Metilda and south of Hoyt to Nebraska is "C" Residential. Northeest of Hoyt and Marion is also "C" Residential. Approhimately half of the Land north of Wheelock, east of Galtier, is "C" Residential. A Cotrnnercial district exists at Larpenteur and Western. The remainder is "A" Residential. C. Design Standards: The plan as submitted meets design standards except for the driveway width which revision has been requested fxun the applicant. D. Frontage and Area: The site has a scaled frontage of 383 feet along Wheelc�ck Parkway and 355 feet along Hoyt Avenue for an area of about 68,160 square feet. E. Traffic En�ineer: The Traffic Engineer reco�nended the change to a 26-foot widtli driveway. F. Site Conditions: The site is vacant. The easterly portion is near street grade bur the westerly portion is being filled to bring it to the grade of Wheelock Parkway. G. Area Conditions: North accross Wheelock Parkway is a nursery. Single-family homes li_ne the north edge of Wheelock. North of these are apartments . South of Wt�eel�>ck, the land is mostly vacant from the bottom of the bluff to Galtier Street.
