At that time, the staff noted the property is zoned Commercial and the plan meets design standards. The Board heard a motion to recommend approval. HISTORY: The southerly portion of this stte has been used as a parking lot since 1968 �rhen an extension of a Commercial u8e �vas extended over the north 8.54 feet of Lot 4. Lots 1, 2, 3 and the north 8,54 feet of Lot 4 were rezoned to Commercial on August 9, 1971. B. AREA ZONING`: The frontage along Randolph Avenue is zoned Commercial. To the east across Snelling Avenue, the zoning is Co�erci.al. The rest of the adjacent area is zoned "A" Reatdence. C. DESIGN STANDARDS: The plan seeta the design standards for off-street parking facilities. This facility i• uaing an approved parking lot as part of the �tire plan. D. FRONTAGE AND AREA: The site has a frontage of 215 feet along Snelling Avenue with a depth of 148.8 feet resulting in a�l area of 31,992 square feet. E. TRAFFIC II�iGINEER: The Traffic Engineer approved the plan as it relates to traffic but wanted the exiating two-way driveway to Snelling Avenue shown to be 26 feet Wide on the plan and the one-way drive to James shown to be 12 feet to 14 feet wide on the plan, Revised pla�ls express dimensions which exceed the Traffi Engineer' s minimum requirements. F. SITE CO�TDITIONS: The s' te ie developed with three single-family houses and a parking lot. 'rhe front of the three residential properties are at atre�t grade.
