Dear Sir:
This is written in response to the application of Phillips Petroleum
Company for a permit to remodel a filling station to install a car
wash on property located on the northwest corner of Burns Avenue and
McKnight Road, and further described as Lots 21 and 22, Block 6, Scenic
Hills Additi�n.
This matter was heard by the Board of Zoning at its October 7, 1971,
public hearing, at which time the staff report was read and it was noted
that the Traffic Engineer had reco�ended approval.
The attorney representing the applicant said they were not changing the
structure but were using the existing bay and putting in a car wash.
In considering the matter, the Board noted that the equipment is installed
and that the Traffic Engineer notes no problem with its operation. It was
told that there is ample room for stacking.
Subsequently the Board heard a motion to recommend approval, which motion
was seconded and passed by a vote of 5 to 0.

A. HISTORY: The City Council granted a special use permit to construct a filling
station on this site on December 18, 1965.
B, AREA ZONING: The adjacent area to the north and west is zoned Conanercial. The
area to the south is zoned "C" Residential.
C. DESIGN STANDARDS: The existing filling etation will not be changed. The plan
shows the car wash equipment inatalled in the exiating car wash bay and the
existing building not being structurelly altered.
D. FRONTAGE AND AREA: The frontage along Burns Avenue is 180 feet; along McKnight
Road it is 111.76 feet resulting in an area of 20,116.8 square feet.
E. TRAFFIC ENGINEER: The Traffic Eagineer has reviewed the plan and recommends
approval.
F. SITE CONDITIONS: The site is developed with a filling station.
G. AREA CONDITIONS: South of Burna Avenue is a large, new apartment development.
Adjoining to the west and north ia vacant, Commercially-zoned land . To the
west there ie a large aingle-femily development.
