Doerfler to relax the density requirements on property located on the southeast corner of East Magnolia Avenue and Van Dyke Street. This property is further described as: Lots 13-15, Block 2, Hazel Park Plat "B". This matter was before a public hearing of the Board of Zoning on February 18, 1971. The staff reported that no practical hardship had been shown. The staff explained that for 12 units, a 1ot size of 15,000 square feet is required, and this parcel is 324.34 square feet or 2.16% short of the requirement. In response to a question from the Board, Mr. Doerfler, the appellant, said he would have enough room for the parking spaces required for 12 dwelling units. He noted that he drew a different one with a change in the open-apace area. The staff coaferred with Che applicant, who seemed to be in favor of the change. Mr. Doerfler, the applicant, noted he will submit revised plans incorporating the changes indicated by the ataff. The new plan will have one less parking space than the original proposal, but will still have the req�sired amount. When she drove by the site a few days ago, Mrs. Cochrane said ahe not�ced all the cara that were parked on the street. Mr, Doerfler said there is adequate parking for the apartnn�nt tenants, yet they atill choose to psrt on the atreeto Mrs. Cochrane moved for approval of the permit. `The motion was seconded by Mr, Meiettsy and carried unanimously.
