Marshall City Clerk i Room 386 City Hall Dear Sir: I This is written in res�onse to the application of White Diversified, Inc. for a permit to remodel an �xisting filling station located on the northeast corner of the intersection Qf Arcade Street and East Hawthorne Avenue. This property is further describ�d as: Lots 16, 17, and the west 1/2 of 18y Block 2, Wilder's Addition. This matter was heard at the May 20, 1971, Board of Zoning public hearing, at which time the staff repprted that the remodeling would consist of altering the service bays of the exi$ting structure to accommodate a dry-cleaning business. The staff noted that the si�e of the site would not be enlarged and that the filling station would pump �asoline only. Requested corrections and additions to the plans have been made and the plans meet all design standards. Mr. Stewart Pedin, rep�esenting the applicant, stated that they were not in the gasoline business--their primary function is dry cleaning. In reply to a question, Mr. Pedin stated �hat there would be no structural changes in the building, only a mansard roof and a new attractive front. In attendance were some people in the neighborhood who expressed concern that the operation would expand to two adjoining vacalnt lots. They were assured the requested remodeling would be confined to the exi;sting site and structure. The Board heard a motian to recommend approval of the application. HISTORY: A permit for a filling station was granted for this site in 1952. In 1964 a permit was issued for a trailer rental operation on the property. B. AREA ZONING: The Arcade Street frontage is zoned Commercial; east of the Co�nercial zoning is zon d "A" Residence; west of the Commercial zoning is zoned "A" and "B" Reside ce. C. DESIGN STANDARDS: The proposed remodeling will consist of altering the service bays of the existing filling stetion to acco�nodate a dry-cleaning service. The plans were returned to the applicant with additions and corrections thereon. The applicant has agreed 'to the corrections and additions, and will deliver the final plans on May 18, 1 71, to this office. D. FRONTAGE AND AREA: The ommercial-zoned property has a frontage of 100 feet on Hawthorne Avenue and 120 feet on Arcade Street, with an area of 12,000 square feet. , E. TRAFFIC ENGINEER: Has r viewed the plan and notes that a driveway to Hawthorne Avenue is not located on the plan. This is one of the additions requested of the applicant. F. SITE CONDITIONS: The praperty is developed with a filling station. The filling station does not provide any service other than selling gasoline. G. AREA CONDITIONS: The Arc de Street frontage is developed Commercially. He noted his campsny is not really in the gas businesa--their primery �'nnction will be dry-cleaning. They had to buy the desired property from Ph�.liips Petroleum Campsny.
