Dear Sir:
This is written in response to t e application of Widman Manufacturing 6rompany
for a permit to install 20 addit onal parking speces for employees on property
located on the east side of Eva treet between P1ato and fls'illmore Streets.
This property is further describ d as Lot 4, Blo�k 3, Riverview Industrial
Park ��1.
This matter was heard at the Apr 1 20, 1972, Board of Zoning public hearing,
at which time the staff report w s summarized. fihe staff explained that the
Traffic Engineer requested a mor accurate plan to verify the location of the
curb cut in relation to the load ng door. He also had requested revisions to
insure that truck maneuvering wo ld be accomplished on the site rather than
on the street. �
Mr. Richard Jerdal of the Port A thority said, if necessary, they would insist
that the applicant comply with t e changes requested.
The Board heard a motion to rec end approval subject to compliance with the
recommendations of the staff. T e motion was seconded.
A representative of the Corporat on Counsel's office warned against sending
matters to the City Council whic have not been resolved since the Council may
also act on them before they are resolved and th n it is difficult to insure
compliance with the conditions. The staff expla ned that, when the Board acts
on a matter subject to revised p ans, it is staf policy to delay requesting
a Council hearing until the revi ed plans have b�en received. The staff noted,
however, that this policy is not backed by a Board resolution.
The motion to recommend approval carried by a vote of 5 to 0.
Later in the meeting, the Board assed a resolution supporting the staff pro-
cedure regarding requests for Co cil hearings.
Revised plans for the Widman Man facturing Company's parking lot were received
May 4, 1972. They comply with t e staff's and the Traffic Engineer's recommendations.

A. HISTORY: On July 29, 1967, t e City Council granted a 45-car parking lot
permit for the property.

B. AREA ZONING: The entire area is zoned Light �Industrial.
C. DESIGN STANDARDS: This plan has been revise(d to cqmply with the Traffic
Engineer's request. �,

D. FRONTAGE AND AREA: The site as a frontage of 377.78 feet along Eva Street
with a depth of 248 feet, resulti g in an area of 93,689.44 sq. ft.
E. TRAFFIC ENGINEER: The Traffi Engineer has requeated verification of the loca-
tion of the driveways and size of the driveways. He also recommended changes in the
layout of the parking to assure a 1 truck maneuvering to the loading dock be eccomp-
lished within the site.
F. SITE CONDITIONS; The site is developed with e large warehouse and manufacturing
building, An addition to this bu lding is under construction.
G. AREA CONDITIONS: Development f the industrial park in this area has progressed
more r�pidly than other areas in he park.

matter was to be processe administratively but in a telephone con-
versation this morning. ity Architect, bIr. Ames, advised this
office that the above app ication should 1De sent to the City
Council to be handled in ccordance with 60.23 (4) (6) of the
Zoning Code because it in lves an additian to a parking lot
of more than thirty space . With the assumption this matter wi11
be referred to the Zoning oard for recomanendation, we are re-
taining the plans in our ffice but are enclosing the application.
