B. AREA ZONING: The frontage along East Seventh Street is zoned Commercial. The property adjoining to the west was rezoned to "C" R sidence on May 29, 1971. Along the north side of Stillwater Avenue between B'rmingham Avenue to the vicinity of Barclay Street, the land is zoned "C" R sidence, C. DESIGN STANDARD: The parking lot meets the design �tandards for this type facility, The plan indicates a 1.5 So 1 ratio as r�quired. D, FRONTAGE AND ARFA: The property has a frontage of 2�00 feet along East Seventh � Street and Stillwater Avenue, with a depth of 313 fe',et resulting in an area of ti2,600 square feet, The required setback from Still�aater Avenue is 31 feet. The building has an area of 15, 123.8 square feet wi�th a coverage of 24.16 per cent, E. TRAFFIC ENGINEER: The Traffic En in g eer has reviewedlthe plan and recommends approval. F, SITE CONDITIONS: The site is vac8nt with marked diff�erences in elevation. The terrain is high adjacent to Stillweter Avenue and low� along East Seventh Street. Grading has started at the southwest corner of the si�e to fill a deep depression in the center of the property, G, AREA CONDITIONS: The area along undeveloped Stillwat �r Avenue in this vicinit is vacant.
