Dear Sir:
This is written in response to the application of Homedale Builders, Inc.
for a permit to install a 156-car lot for use with apartments located
on the north side of Forbes between West Seventh and Exchange Streets.
This property is further described by the legal description on file.
This matter was heard at the March 2, 1972 Board of Zoning public hearing
at which time the staff said the plan meets design standards. Changes
requested by the Traffic Engineer were outlined; the NDP plan's proposal
for this area was noted and a letter from the West Seventh Street Asso-
ciation, which reconanended approval, was read.
Mr. Hart from the Housing Authority explained the Authority's involve-
ment in this project.
The Board heard a motion to recommend approval subject to compliance with
the recommendations of the Traffic Engineer. The motion was seconded
and carried by a vote of 5 to 0.

A, HISTORY: One parcel fronting on Sherman Avenue was rezoned to Co�nercial in
the past but was not developed for a Commercial use. A filling station was
developed on part of the property fronting on West Seventh Street and has
since been removed. A petition to rezone to Commercial property at the inter-
section of Wilkin Street, Sherman Street and Ramsey Street was denied.
B. AREA ZONING: South and easterly of the Commercial zoning along the West Seventh
Street frontage the predominant zoning is "C" Residence, The area northwest of
Seventh Street is Commercial.
C. DESIGN STANDARDS: The required parking for this development is distributed in
four parking areas along the perimeter of the site. The plans meet the design
standards for off-street parking facilities.
D, FRONTAGE AND AREA: This irregular shaped tract has frontage on six streets
with the Forbes Avenue frontage being 458.76 feet in length. The surveyor
indicates the area of the property is 178,128 square feet. The buildings
cover a total area of 27,599 square feet or 15.49%.
E. TRAFFIC ENGINEER: The Traffic Engineer requested the relocation of the drive-
way on Sherman Avenue and the installation of. 'stop' signs at a11 exists from
ttie parkin�, areas, The applicant has indicated he will comply with the Traffic
�ngineer' s request.
F. SITE CONDITIONS: The site has been cleared of all structures and remains vacant.
There are many trees located on the property, and it has a park-like appearance.
The plan indicates retention of some of these trees but does not indicate any
additional planting.
G. AREA CONDITIC7�tS: The Residential development in the area is old and of mixed
uses, The Ramsey house is located northeast of the site. A fire station is
located on the northeasterly corner of Ramsey Street and West Seventh Street
northerly across West Seventh Street is Couanercial development.
