Curt Nelson� Realtors� of the properties to b� acquir�d for the sub�ect project, said properties bein� desi�nated as Paxcels No. 1 a.nd 2, b�in� more particularly d�scrib�d in th� resolu�ion submitted herewith. Upon such review and analysis� it is �y opinioil that the fair market value of said pareels is as fol.lows: Parcel No. 1 - $18,000.00 Parcel Ido. 2 - $ 4,000.00 Pascel No. 1 is a standaxd siz�d lot improved with a two-story frame sin�le family dwellin�. I have inspected the sub�ect property. Based on such in- spection, review a.nd analysis of the appraisals, and comparable sales furnish- ed therewith� I aoncur in the appraised value thereof as cited above. Parcel No. 2 was platted as a standard sized lo� subsequently reduced. in size by the opening �,nd widening of the a11ey westerly of and ad�aeent thereto. Tt is vaeant and unimproved and has been used for a consider�ble length of time for parking in connection with th� eommercial businesses located across the said a11ey to the wes� of the sub�eet paxcel. Because of the "B" Residence zoning, this is a.n unlawftii7. use of the property. Because its use, location� and proximity to the commaercial businesses� there is a reasona,ble probability that the land could be rezoned.
