This property is further described as Lots 12-17, Block 3, Milham Park Addition. This matter was heard at the February 3, 1972, Board of Zoning public hearing, at which time the staff summarized the staff report on file, indicating that the plan was approved by the Traffic Engineer and meets design standards. The Board noted there was no a11ey access for the parking lot accord- ing to the plan. Subsequently, it heard a motion to reconanend approval. The motion was seconded and carried by a vote of 4 to 0. HISTORY: An administrative parking lot permit was granted for 25 cars in con- junction with a 24-unit building on this site on May 20, 1969. On September 23, 1971, tlie City Council voted to draft an amendment rezoning this property to Commercial for this parking lot. B. AREA ZONING: The immediate area is zoned "C" Residence. The frontage along Universi_ty Avenue and Snelling Avenue is zoned Light Industry. C, DESIGN STANDARDS: The plan submitted shows access to the lot from Fry Street and from Pierce Street with no alley access. The plan appears capable of meeting design standards, but most dimensions and a few details are missing. The plan has been returned to the applicant for these changes. Revised plans meet design standards. D, FRONTAGE AND AREA: The property has a frontage of 251,5 feet along St. Anthony Avenue with a depth of 130 feet resulting in an area of approximately 32,695 squ�re feet. E, TRAFFIC INGINEER'S REPORT: The Traffic Engineer reconanended approval noting that the driveways should be 26 feet wide, This indication has been requested on revised plans. F. COMPREHENSIVE PLAN: The Comprehensive Plan recommends high density in this area. G, SITI? CONDITIONS: The site is occupied by an old 8-unit apartment, two duplexes and a single-family residence. The site is at or near street grade at rry Street and approximately 4 to 5 feet above the grade of Pierce Street. H. AREA CONDITIONS: North fronting on Pierce Street are multi-family residences. The residences fronting on Fry Street are predominantly single family.
