Dear Sir:
This is written in response to the application of First State Bank for
a permit to add three remote drive-up teller units on property located
� on the north east corner of Jenks and Payne Avenue. This property is
further described as follows:
Lots 16-22, Block 14, Arlington Hi11s Addition.
This matter was heard at the November 18, 1971, Board of Zoning public
hearing, at which time a question of a neighborhood resident was answered
by the staff report which disclosed that the proposal involves only the
existing property of the bank and that the plans meet design standards.
The Board heard a motion to reconanend approval. The motion was seconded
and carried by a vote of 5 to 0.

A. t�ISTORY: That portion of this eite not origi�ially zoned Conrtnercial was rezoned in
1956. Appeals to relax the aetback line and buffer requirements and a pe nnit to
install a drive-in banking facility and a parking lot on portions of this site were
also granted in 1956.
B. AREA ZONZNG: Payne Avenue frontage is Commercial. The area �ast of this site is
"B" Residential. "C" Residential districts exist along both sides of Jenks just
west of Payne Avenue. The rest of the area is "B" Residential.
C. DESIGN STANDARDS: The plans for those items covered by this application meet design
standards.
D, FRONTAGE AND AREA: The property has a frontage of 269 feet along Jenks Avenue and
150 feet along Payne Avenue for an area of 40,350 square feet.
E. TRAFFIC 1.NGINEER'S REPORT: The Traffic Engineer noted that the facili.ty is in
operation and approved the ch�nges covered by thie appli.cation.
F. SITE CONDITIONS: The property aa deacribed is developed with a bank, a drive-up
teller facility and a customer pnrking lot. The drive-up banking facility was
recently altered and is now in operation.
Go AREA CONDITIONS: Payne Avenue is developed with various commercial uses in the area.
The area to the east is developed with older residential uses. An area wide street
improvet��ent project was completed in this vicinity in the past year.
