Dear Sir:
This is written in response to the application of Norman Rose
(Clapp-Thomssen) for a permit to add four stalls to an existing 30-car
parking lot, on property located on the west side of South Snelling
Avenue between Scheffer and Bayard Avenues. This property is further
described as follows:
Lots 23-26, Block 9, Mattock Park Addition.
This matter was heard at the August 3, 1972, Board of Zoning
public hearing, at which time the staff noted that the reason this
matter is not an administrative permit is because the four additional
stalls make the parking lot total in excess of 30 stalls. The staff
said revised plans meet design standards.
The Board heard a motion to recommend approval. The motion
was seconded and carried by a vote of 4 to 0.

A. HISTORY: There is no zoning history for the lot which constitutes the
expansion area. Administrative approval was granted for the existing parking.
B. AREA ZONING: Snelling Ave, frontage is zoned commercial. The rest of the
area is zoned "A" Residential.
C. DESIGN STANDARDS: Revised plans meet design standards.
D. FRONTAGE & AREA: The site has a frontage of 217.87 ft. on Snelling and
118.50 ft. on Scheffer for an area of 25,817.60 sq. ft.
E. TRAFFIC ENGINEER: The Traffic Engineer said the curb cut to Snelling Ade.
must be at least 25 ft. wide. This has been indicated on the revised plan.
F, SITE CONDITIONS: The site includes a long building on its southeasterly
corner behind which is a parking lot. The area north of this building
where the additional parking is proposed contains a billboard.
G. AREA CONDITIONS: A gas station adjoins this site to the north. Snelling
Ave. frontage contains mixed residential and commercial uses. The rest
of the area is developed with single family residential uses.
