This property is further described as Lots__3_. thru 11, Block l, Rugg's Addition. A re-hearing of this matter was conducted by the Board of Zoning at its August 3, 1972, public hearing at which time the staff noted that the City Council considered this matter in the morning, but laid it over to the following morning in order to gain the Board's recommendation. The staff outlined the changes requested by Mr. Goldetsky since the Board last considered this application. These changes included the elimination of a driveway to Palmer Place and replacing it with a driveway to West 7th Street. It was pointed out that revised plans had been delivered which still showed the driveway to Palmer Place as we11 as the one to West 7th Street. The staff said that they had indicated on these plans that this driveway was to be eliminated and that this was done with the concurrence of the applicant, Mr. Goldetsky. This property is further described as Lots 3 thru 11, Block l, Rugg's Addition. This matter was heard at the July 6, 1972, Board of Zoning public hearing at which time the staff report on file was read. It was noted that the renewal plan called for RII use for a portion of the site and retail use for another portion. The staff said that a telephone call had been received from an area resident expressing opposition. A response from the Traffic and Accident Section of the Police Department was read. A letter from the West 7th Street Association recommending approval was read. The staff noted that the plan met only minimum design standards and that reasonable conditions could be placed upon the permit if landscaping were desired. Mr. Goldetsky said he will provide landscaping, but he simply didn't show it on the plan. The Board noted this parcel is part of a site once issued a permit for a 76-car parking lot for a shopping center which wasn't built. Subsequently, the Board heard a motion to recommend approval. The motion was seconded and passed by a vote of 5 to 0. Subsequently, Mr. Goldetsky indicated he wished to revise his plan. It was determined that this required another Zoning Board hearing and the rehearing is scheduled for August 3, 1972, at 2:00 p.m. Very truly yours, � % � . Design Standards : The revised plan meets design standards. D. I'ronta�e and Area: The site has a frontage of 307.72 feet along West 7th Street and 113-foot depth for an area of 34,772.36 square feet. E. Traffic Engineer: The traffic engineer recommends approvalo F. Site Conditions: The site is flat and about two feet above the grade of West 7th Street.
