Ladies and Gentlemen:
I have revie�wed and ana,lyzed the appraisals made by Mr. Richard Parr€�nto
and Mr. Frank Noyes, Realtors, of the properties to be acquired for the
subject project,sa.id properties being designated as Parcels No. 1, 2, 3,
�+, and 5, bein� more paxticularly described in the resolution submitted
here�w�ith. Upon such review and analysis, it is my opinion that the fair
market value of said parcels is as follows:
' Pa.rcel No. 1 - $16,750.00
Paxcel No. 2 - 15,500.00
. Paxcel No. 3 - 16,000.00

Parcel No. 5 - 20,500.00

The subject site commonly knawn as 1179 Seminaxy Avenue is a platted. lot
with �+0 foot f`rontage on Seminary Avenue and a depth of 13�+•20 feet. The
lot is served by all public utilities. Seminary Avenue is improved with
an oiled. roadway and sidewal.k. There is no alley. Zoning is "B" Residence.
The property is im�proved with a one-story, two-bedroom, frame, bur.�alow-
type, single dwelling of 70�+ square feet of floor area, and a one-car fra,me
detached garage. The basement is fu].1, a portion thereof ineasuring approxi-
mately 21' x 9' has been i.mproved as a recreation room which is presently
used as an additional bedroom. The exterior is stucco, ccmrposition roof,
altaminum combination storm sash, and concrete block foundation. The dwelling
is in �ood condition having been well maintained. inside and outside. The
yard is fenced and landscaped and also is well maintai.ned.
I have inspected. the subject premis�and viewed the several properties con-
sidered by the appraisers in their market approach to value. Based. on such
inspection of the subject property, a review and analysis of the two appraisal
reports,and an analysis of compaxable sales, paxticularly those located. at
1552 Albany Avenue and 1351 Sherburne Avenue which appear most representative
of the sub�ect, it is �y conclusion and opinion that the appraised fair market
value reported by Mr. Frank L. Noyes in the amount of $16,750.00 most accurately
reflects the current market value of subject Paxcel No. 1. Therefore, I hereby
concur in and recommend said appraised value as cited above.

The subject site commonl.y known as 1175 Seminary Avenue is a platted lot
with 40 foot fronta.ge on Seminary Avenue and a depth of i3�+•20 feet. The
lot is served by all public utilities. Seminaxy Avenue is improved with
an oiled roadway and sidewalk. There is no alley. Zoning is "B" Residence.
The property is improved with a one-story, two-bedroom, Frame, bun�alow-
type, single dwelling of 788 square feet of floor area (includes addition
on reas of dwelling), and a one-cax frame detached gaxage. The basement is
ftiill. There is an addition on the rear of the dwelling measurin� approxi-
mately 7' x 122' which is presently used as an additional bedroom. The
exterior is asbestos siding, composition roof, aluminum combination storm
sash on most windows, and concrete block foundation. The dwellin� is in good
condition ha.ving been well maintained inside and outside. The yard is fenced

sidered by the appraisers in their market approach to value. Based on such
inspection of the sub�ect property, a review and analysis of the two appraisal

of the subject, it is �y conclusion and opinion that the appraised fair market
value reported by Mr. Frank Noyes in the amount of $15,500.00 most accurately
reflects the current market value of subject Parcel No. 2. Therefore, I
hereby eoncur i.n and recommend said appraised value as cited above.

condition not having been well maintained inside and outside.
I have inspected the sub�ect premisesand viewed the several properties con-
sidered by the appraisers in their maxket approach to value. Based on such
inspection of the subject property, a review and analysis oP the two appraisal
reports, and an analysis of said compaxable sales, it is �y conclusion and
opinion that the appraised. value reported by Mr. Frank Noyes in the amount of
$16,000.00 most accurately reflects the current market value of subject Paxcel
1Vo. 3. Therefore, I hereby concur in and recoffinend the appraised value as cited

that the appraised value reported by Mr. Frank L. Noyes in the amount of
