02-512Council File # p . a Presented Referred To Committee Date 1 WHEREAS, the lot at 667 Maguolia Avenue is a blighting influence in an East Side neighborhood; 2 WHEREAS, the City wouid like to control the design so a new house fits the neighborhood. 3 WI�REAS, the City would like to eapedite the reintrodaction of a home onto the tas rolls at this site. 4 WHEREAS, the cunent assessments and pending assessment equal$18,891.96, which is broken down as 5 follows: Current Assessment #0923, Suimnary Abatement, $157.50; 6 Current Assessment #0924, Boarding up, $131.50; 7 Current Assessment #0937, Demolition, $17,89736; 8 Pending Assessment: Project J0201WV, Abandoned Vehicle, $705.60. 9 WHEREAS, it is determined that the lot at 667 Magnolia Avenue is worth $14,500; 10 WHEREAS, to make the project economically feasible, the assessment should be reduced so that the total of the 11 taYes and the total of the assessments equal the worth of the lot. 12 WHEREAS, the $14,500 worth of the lot minus the 2002 taYes of $3,296.641eaves a total of $11,203.36; 13 RE50LVED, the City Council reduces all three of the current assessments and the one pending assessment to a 14 total of $11,20336. 15 RESOLVED, the reduction of these assessments is conditional based on the following: 16 a. The new owner will build a single family home; 17 b. The new owner will work with ESNDC (East Side Neighborhood Development Company) and adhere to 18 community standards with regazd to the design of the aforementioned house; and 19 c. The newly built home will be sold to an owner-occupant.
