Dear Sir:
This is written in response to the appeal of Home Federal Savings and
Loan Association for a permit to install a 36-car parking lot and
drive-in teller facility on property located on the south side of
University between Marion and Galtier Street, and further described
as follows:
Lots 3-11 , Block 2, Florence Addition.
This matter was heard by the Board of Zoning at its meeting on August 30,
1973. The applicant seeks to install a parking lot on property occupied
by a branch of Home Federal Savings and Loan.
The applicant pointed out that the permit application does not include
the parking lot shown on the site plan south of the public alley. At
the present time, the zoning of the property covered by that proposed
lot does not allow the installation of a parking lot. The applicant
stated that a petition to re-zone that property is now being prepared for
submission.
The staff reported that the plans for the faci�ity met design standards,
however, the Traffic Engineer requests the authority to re-evaluate the
access to the alley abutting the southern edge of the property in the
event of traffic problems at some time in the future. The Thomas-Dale
PAC supports the plan. The Board heard a motion to recommend approval
of the request subject to the conditions requested by the Traffic
Engineer. The motion was seconded and passed unanimously.

A. HISTORY: A permit for a used car lot was granted for a portion of this site
in 1941.
B. AREA ZONING: Light Industrial zoning exists alang University Avenue. South
of this Light Industrial district is a Commercial district east of Marion and
a "C" Residential district west of Marion. A small commercial district lies
at the southwest corner of Aurora and Marion.
C. DESIGN STANDARDS: Revised plans meet design standards.
D. FRONTAGE AND AREA: The �ite nas a frontage of 343 feet along University�
� Avenue and 96 feet along Galtier and Marion Streets for an area of 33,152.15 sq.ft.
E. SITE CONDITIONS: The site is presently occupied by buildings with industrial
and co�ercial uses.
F. AREA CONDITIONS: University Avenue is fronted by mixed industrial, coBanercial
and residential uses. Away from this frontage are residential uses except
in the area east of Marion Street, where the Sears store exists south of
University. I�ediately south of the alley adjoining the subject site are
duplex residential units.
