Marshall City Clerk Room 386 City Hall � Dear Sir: This is written in response to the appeal of Sibley Manor, Inc. to relax setback requirements for parking area on property located on the south side of Benson between Snelling Place and Alton. This property is further described as follows: Lots 5, 6, 7, 8 and 9, Block 8, Palisade Addition. This appeal was heard by the Board at a public hearing held on September 6, 1973. The staff reported that while plans for the parking area and duplexes as originally drawn complied with setback requirements, the proposed change in location of the parking lot from the back of the building to the front of the building did not comply with the requirements. The applicant explained that he wanted to move the parking area to the front of the building in order to create a more aesthetically pleasing back yard area. , " The Board heard a motion to recommend approval of the appeal. The motion was seconded, and discussion among the Board members during the course of voting indicated that they felt that the request was justified due to both the unusual shape of the lot and to the desireability of creating the aesthetically pleasing back yard area. The motion passed unanimously. Our office address is 1300 West Maynard Drive, zip code 55116 and our telephone number is 698-3818. . The property we wish to discuss is lots 5, 6, 7, S and 9, Block 8 Palisade Addition, also known as 2400 and 2402 Benson Avenue, 2408 and 2412 Benson Avenue and 1378 and 1380 Snelling Place. These addresses are three new duplex building constructed in the past six months. Presently three units are occupied by tenants and three units are on the rental roarket. We do not wish to change this use of the property. Our purpose, or need of appeal, is to obtain a vehicle parking variance. Our construction plan called for long driveways between and along side the buildings leading to vehicle parking in the rear of the three buildings. Our room plans are such that the rear of the units have the large windows and sliding glass ratio doors that give th� tenants a nice view of the outside. We have driven vehicles to the proposed parking areas and find that the view from four of the six units is eliminated. Instead of rear parking, we would laadscape this area and provide a garage on adjoining property for each living unit plvs limited outside parking in the front area, off street. Your consideration of this aaatter will be appreciated.
