RESOLVED� That upon and pursuant to the pertinent
appeal , under the Zoning Code , by Michael Tisehler, owner
of the subject real estate , situate in the City of Saint
Paul and described as
West 32 feet of Lot 1'7 , Bloek 2, Homecroft Addition,
that the provisions o� said Zoning Code are hereby determined
and varied as and to the extent necessary therefor and the
frontage and area requirements for said premises are hereby
relaxed so as to accommodate a single—family residence ,
subject to the condition that said appellant, and his suc—
cessors and assigns , otherwise , shall make due compliance
with all applicable provisions of municipal ordinances ,
State statutes and rules and regulations ' of public
authorities having cognizance .

Dear Sir:
This is written in response to the appeal of Michael P. Tisch�r to
relax density and frontage requirements on property located on the
north side of Sheridan between Edgcumbe and Wheeler, and further
described as follows:
West 32 feet of Lot 17, Block 2, Homecroft Addition.
This matter was heard by the Board of Zoning on August 14, 1973, the
date for reconsideration of those matters heard by the previous Board
when it was not properly constituted. (This matter was heard by the
previous Board on June 21.) The staff reported that the subject house
was built as an addition to an existing one and the connection was
subsequently removed, leaving the house on a substandard lot.
The appellant appeared on behalf of the appeal explaining that he
wanted to sell the house.
A motion was made to recommend approval of the appeal. The motion
was seconded and carried by a vote of 5 to 0.

A, HISTORY: In 1907 a permit was issued for a home identified as 1971 Sheridan.
The legal description for this house was Lots 17 and 18. In 1959 a permit was
issued to add on to this house with the same legal description making it a
duplex. It is understood that in 1960 the r.ew portion was separated from the
older portion and sold along with the western 32 •feet of Lot 17.
B. PROPOSAL: The appellant is requesting a variance to relax the lot size and
lot width requirements for a single family home in an "A" Residential district.
C. VARIANCE: Density - The required size is 5,000 sq. ft. The actual size is
3,875 sq. ft. , which is 1,125 sq. ft. , or 22.50% short of that required.
Frontage - The required frontage is 40 feet. The actual frontage is 32 feet,
which is 8 feet, or 20% short of that r�quired.
D. Ai.EA ZONING: A "B" Residential district exists at the southwest corner of
Sheridan Avenue and Edgcumbe Road, and also south of the alley between
Wordsworth and Munster Avenues. A Commercial district exists along West 7th
Street. The rest of the area is "A" Residential.
E. SITE CONDITIONS : The site is occupied by a small house.
F. AREA CONPITIONS: The surrounding area is developed with single family homes
in g�od condition. Homecroft school exists less than 1/2 block west of the site. '
