hereby is granted a permit to install 20 additional
stalls to an existing 66-car parking lot on property
located on the west side of Rice between Geranium and
Jessamine, more particularly described as follows :
Lots 4 thru 11, Block ll, Auerbach
and Hand's Addition;
all in accordance with plans dated Received June 4, 1973;
subject to the condition that said applicant-permittee,
and its successors and assigns, shall make due compliance
with all applicable provisions of municipal ordinances,

This is written in response to the application of Nelson's Burger
Chef, Inc. for a permit to install 20 additional stalls to an
existing 66-car parking lot (total: 86), on property located on the
west side of Rice between Geranium and Jessamine and further
described as follows:
Lots 4 thru 11, Block 11, Auerbach and Hand's Addition.
This matter was heard at the June 7, 1973, Board of Zoning hearing
at which time the staff said that revised plans meet design standards.
The Board acted to reco�nend approval by a vote of 4 to 0.

A, HISTORY: A special use permit for a drive-in refreshment stand was granted
on October 17, 1962. The property had been used for a filling station drive-in
restaurant before that date. In 1972 a permit for a redesign of the parking
lot was granted .
B. AREA ZONING: The frontage along Rice Street is zoned Co�nercial; east and
west of this Commercial zoning the zoning is "B" Residence.
C. DESIGN STANDARDS: Revised plans meet desion standards.
D. FR0:1'I'AGE A;�1D AREA: The site has a frontage of 269.5 ft. along Rice St. and a
depth of 124.4 ft. for an area of 33,525.80 sq. ft.
E. SITE CONDITIOVS: The site is developed with a fast service drive-in facility.
A high redwood screen fence separates it from the residences to the west.
F. AREA CO�IDITIO:vS : The Rice Street frontage is developed with Commercial uses ;
