RESOLVED, That upon and pursuant to the pertinent appeal,
under the Zoning Code, by Frank G. Junghans, owner of the
subject real estate, situate in the City of Saint Paul and
described as :
Lots 8 and 9, Block 20, Frankson's
Como Park Addition;
that the provisions of said Zoning Code hereby are determined
and varied as and to the extent necessary therefor to relax
the setback requirements on property located on the west side
- of Simpson Street between Frankson azd Midway Parkway so as
to accommodate a garage and porch conversion with entry way;
subject to the condition that said appellant, and his successors
and assigns, otherwise, shall make due compliance with all
applicable provisions of municipal ordinances, state statutes

Dear Sir:
This is written in response to the appeal of Frank G. Junghans for
a variance to relax the setback requirements on property located on
the west side of Simpson Street between Frankson and Midway Parkway
further described as Lots 8 and 9, Block 20, Frankson's Como Park
Addn.
This matter was heard at the June 7, 1973 Zoning Board public hearing
at which time the staff report was read.
The appellant explained the proposal stating the front of the building
will be in line with other buildings on the block. The Board heard
a motion to recommend approval which was seconded and passed by a
4 to 0 vote.

Gentlemen;
This is to respectfully request approval of a set back variance to
city codes concerning my home which is now 22 feet from the proper t� line
and I am hoping for 18 feet in order to add a 4 ft. entry way to the front
of the house.
Plans, details, specifications, and photographs are enclosed (two copies) .
Also I have taken the liberty of talking to my neighbors for 300 feet on both
. sides as well as across the street and enclose their signatures of no objection
for my proceeding (if this helps matters any) . I'll follow the suggested
� outline of the Zoning Section (Mr. Paul Rosseder) which is attached.
�
Now, I need your SPECIAL EXPEDITIOUS HELP which is the reason for the
urgency noted above. It is understood that normally about two months is
required to process a variance and obtain an approval. Would it be humanly
possible to help out one of your home-owner citizens with AN ANSWER TO MY
REQUEST IN TWO WEEKS? This special request with a rather minor set back
change will enable me to make both jobs with the same contractors (garage
addition - building permit granted and porch conversion with entry way) -
without necessitating their return and higher costs for job completion two
months from now.

APPLICATION FOR VARIANCE AT 1335 SIMPSON
We, the undersigned, have no objection to the entry way addition
being planned by Frank G. Junghans to the front of his home at 1335
Simpson. It is our understanding that the building line average for
our block is 22 ft. and Mr. Junghans, living on a 8 ft, high bank
behind a large tree and the last house in the block, will not interfere
with the aesthetics of our neighborhood when he carries out the plan for
an 18 ft. building line with the 4' x 6' entry way addition being planned.

A. HISTORY: There is no zoning history for this site.
B. PROPOSAL: The appellant proposes to build an addition to his entry way to
18 ft. from the street line.
C. VARIANCE: The legal setback for this lot was determined by the Zoning
Administrator's Office on April 12, 1973 as 22 feet. The proposed setback
of 18 ft. is 4 feet, or 18% short of the legal requirement.
D. AREA ZONING: Most of the area is zoned "A" Residential but small commercial
districts exist around the intersection of Bison Avenue and Pascal Street.
The area south of Midway Parkway is zoned "B" and "C" Residential.
E. SITE CONDITIONS: The site is developed with a single family home i_n good
condition upon which a garage and porch is being added.
F. AREA CONDITIONS : There is a rectory at the corner of Midway Parkway and
��_son Avenue with two small comme��ial uses acrosG Bison. The rest of the '
area north of Midway Parkway is developed with single family homes.
