Dear Sir:
This is written in response to the application of Rauenhorst Corpora-
tion for a permit to install an 83-car parking lot on property located
on the west side of Chester south of Plato Boulevard, and further
described by the legal description on file.
This matter was heard at the May 17, 1973, Zoning Board public hearing
at which time the staff said they had requested revised plans which
would decrease the width of a driveway from 120 feet to 60 feet so
trucks would not maneuver on the street.
After discussing the matter with the applicant, the Board acted to
recommend approval subject to approval of the plan by the Traffic
Engineer.
Plans dated received May 29, 1973, meet design standards.

A. HISTORY: There is no zoning history for this site since the area was replatted.
B. AREA ZONING: The entire industrial park is zoned Light Industrial.
C. DESIGN STANDARDS : Revised plans meet design standards .
D. FRONTAGE AND AREA: The site has a frontage of over 610 feet and a depth
which varies from 314.03 ft. to 454.75 ft. According to a survey supplied
by the applicant, the parcel contains an area of about 217,800 sq, ft.
E. REFERRALS: The Traffic Engineer requested the change in the curb cut. The
Fire Department and Sewer Design offices approved the plan as submitted.
F. SITE CONDITIONS: The site contains the proposed building newly built. The
remaining ground is graded but unpaved.
G. AREA CONDITIONS: Other light industrial uses adjoin the site to the north
while the area to the west and south is largely vacant. Holman field
