Smith and Ottawa, more partia�l.arly described as follows :

This is written in response to the application of Cherokee Agency, Inc.
for a permit to install a drive-in banking facility on property located
' on the south side of West Stevens between Smith and Ottawa, and further
described by the legal description on file.
The Board of Zoning heard this matter at its May 17, 1973, public hear-
ing at which time the staff reported that the City Council that morning
had voted to rezone the site and that the site plan meets design
standards. The Board acted to recaa�end approval.
Plans dated rec�ived April 23, 1973, meet design standards.

A. HISTORY: An extension of commercial use variance and a permit for a 23-car
parking lot was granted in 1960. An extension of CoTmnercial use variance
and a 16-car parking lot pertnit was granted in 1961. This rezoning of this
site to a Conanercial district is pending. The City Council is scheduled to
hear the rezoning on the morning of the date of the Zoning Board meeting on
this permit.
B. AREA ZONING: Smith Avenue has Conanercial frontage from George St. to Page St.
West of this is "B" Residential zoning. East of the Conunercial district is an
"A" Residential district south of King St. , and a "B" and a "C" Residential
district north of King St.
C. DESIGN STANDARDS: Revised plans meet design standards .
D. FRONTAGE AND AREA: The irregularly shaped parcel has a frontage oi 151.14 ft.
aleng King St. and of 45 ft. along Stevens St, for an area of 25,044.80 sq. ft.
E. REFERRALS: The Sewer Design office noted that sewer connections may be needed
when a separate storm sewer is built �n 1975. This contingency need not
appear on the present plan. The Fire Department has approved the plan as
did the Traffic Engineer with the condition that the "stop" signs be added.
F. SITE CONDITIONS: The King St. frontage is occupied by a single family dwelling
in good condition and is several feet above the grade of King St. The Stevens
St. frontage is developed by a parking lot for Cherokee State Bank.
G. AREA CONDITIONS: The area is developed with single family homes and duplexes
in good condition. Smith Avenue frontage is developed with mixed uses but is
largely residential.
