Marshall Li�,�`� City Clerk « Roori� 386 City Hall / Dear Sir: This is written in response to the application of Tri-State Engineering for a pennit to install an 84-car parking lot for Our Lady of Guadalupe Church on property located on the southeast corner of Robie and Andrew, and further described by the legal description on file. This matter was heard at the December 21, 1972, Board of Zoning public hearing at which time the staff said that revised plans had been requested. The staff pointed out how Robie Street is the most travelled street in the area being the only access point to the residential area east of Lafayette and therefore when the Traffic Engineer noticed that the plan showed parking stalls on the north side of the building using Robie Street for maneuvering area, he said they should be eliminated. The Board heard a motion to reco�aanend approval subject to the requested revisions. The motion was seconded and carried by a vote of 4 to 0. Revised plans dated received January 3, 1973, showed the area north of the church building blaCktopped and designated "bus loading". The Traffic Engineer approved this plan. Hansing's request for a Special Use Permit for the applicant Our Lady of Guadalupe Church and School for an 84 and 17 (101) vehicle off-street parking facility. It is Mr. Hansing's wish that the applicant be allowed to lay and use a temporary gravel off-street parking facility until weather permits the application of a finished bituminous pavement. Mr. Hansing informed us that much of the concrete curbing has been installed. It should be noted that the curbing on the plan is sufficient and meets the required standards. Having reviewed the applicant's plans, we found them to meet all those requirements of off- street parking which this office reviews alone. We defer to the opinion of the Traffic Engineer and to the Sewer Design office for their opinion concerning access and drainage respectively. Plan copies have been received by Sewer's and Traffic Engineer's Offices on November 13, 1972, for their review. As of the time this letter was written, there has been no response from Sewer Department. However, the Traffic Engineer stated to me in a phone conversation on November 13, 1972, that the 17 spaces along Robie Street be eliminated, the reason being the immediate access to Robie Street may cause a traffic hazard.
