Dear Sir:
� This is written in response to the application of Virgil Doerfler
for a permit to install a 95-car parking lot to be used with apartments on
property located on the southeast corner of Wilson and Van Dyke, and
further described as Lots 7 and 8, Block 6, Hudson Road Gardens.
This matter was heard at the January 18, 1973, Board of Zoning
public hearing at which time the staff said the Sewer Design office had
requested special handling of the drainage, which request can be incorporated
into revised plans.
A resident of the area expressed concern over the effects of the
project and over the possibility of contractors working all night on the
project.
After discussing the matter, the Board heard a motion to recommend
denial on the grounds of public health, safety and welfare. The motion
died for lack of a second. Subsequently, the Board heard a motion to
recotmnend approval subject to revised plans meeting design standards. The
seconding motion amended it to include a recommendation that the Public
Works do something about the traffic problem in the area. The motion
carried by a vote of 3 to l.
Plans dated received January 26, 1973, meet design standards.

A. HISTORY: This property was rezoned from "A" Residence to "C" Residence on
September 4, 1971. An appeal for a setback variance and a permit for a 77-car
parking lot was withdrawn on November 29, 1972, after receiving a recommendation
of denial from the Zoning Board.
B. AREA ZONING: Much of the area between Wilson Avenue and Conway Street north-
east of this site is zoned "C-1" Residential. South of Wilson are Commercial,
"C" Residential and "A" Residential districts. The subject block has a
Commercial district, two "A" Residential districts and another parcel zoned
''C" Residential. The general area west of Van Dyke Street is zoned "A"
Residential.
C. DESIGN STANDARDS: Revised plans meet design standards.
D. FRONTAGE AND AREA: The site has a frontage of 297.31 feet along unimproved
��'ilson Avenue and 240 feet along improved Van Dyke Street for an ar�a of
71,354.4 sq. ft.
�E. SITE CUNDITIONS : The site has been newly filled to within several feet of the
grade of Van Dyke Street, which has been recently improved.
F. AREA CONDITIONS: Wilson Avenue is being brought to its established grade by
fresh fill. North of Wilson is vacant land, part of which has a parking
permit pending. Adjoining that property are apartments and single family
homes. The subject property is bounded on the east and south by single
family homes on large lots and directly on the south by an apartment building.
West of Van Dyke are single family homes.
