This is written in response to the application of Land-Ho, Inc.
for a permit to install a 94-car parking lot on property located on the
west side of Arkwright between Arlington and Maryland. This property
is further described as follows:
Lots 36 and 41, J. W. Bass Acre Lots.
This matter was heard at the December 7, 1972, Board of Zoning
public hearing, at which time the staff stated revised plans which meet
design standards have been received (dated December 7, 1972) .
The Board heard a motion to recommend approval. The motion was
seconded and carried by a vote of 4 to 0.

A . HISTORY: This property was rezoned to "C" Residence on August 21, 1971. A
Special Use Permit was granted for a 94-car apartment parking lot on
March 18, 1971.
B. AREA ZONING: The area north, south and east of this property is zoned "A"
Residence. West across unimproved Edgemont Street is zoned "C" Residence.
C. DESIGN STANDARDS: Plans have been received which meet design
standards by revising them to indicate surfacing and drainage. The Sewer
Design office assumes that dra�nage will be toward Edgemont Street and
approves it as such.
D. FRONTAGE AND AREA: The site has a frontage of 303.6 feet along Arkwright
Street and unimproved Edgemont Street and a depth of 270.3 feet for an area
o� 82,062.08 sq. ft.
E. SITE CONDITIONS : The site is being developed with an apartment bui,lding.
F. AREA CONDITIONS : East of Arkwright is a large area of vacant land. This
vacant land is wooded and on a hill scutheast of the subject site. It
b�_comes less wooded as it slopes downward to the north. The area to the
immediate north is also generally vacant although several single-family
homes front Arkwright on this block to the north. The area immediately west
across Edgemont is presently vacant but that are� zoned "C" Residence is
plan.ned for apartment development. The blocks just east of I-35E are developed
with mixed residential uses. The area south of this site is generally
developed with single-family homes on very large parcels but c�ith some
�racant parcels as nell.
